    I would NOT recommend Barb Schlinker Your Home Sold Guaranteed Realty. I used her to sell my parent's home when they entered assisted living. Worst real estate experience ever. The positives: The house listed and sold within 30 days, but not due to Barb's efforts. It was an older, well-maintained home in a great neighborhood selling for slightly under $400,000. It basically sold itself (which is apparently why Barb Schlinker made no effort at all on the sale). She did give us great referrals: (All Phase Gutter & Roofing (for a new roof), Wise Hook (for fireplace inspection, cleaning & repair) and Cardinal Home Inspections (for a home pre-inspection). All of the referrals were great to work with and did the work within our tight timeframe. I highly recommend all three companies. And finally, she used an excellent photographer for the home listing photos. The photographer and the photos were great. The negatives: Barb Schlinker listed the home one day later then was listed on the contract. She charges a larger commission then other realtors due to her "extra" services. The initial listing on Zillow (and the other real estate sites) was totally inaccurate and full of errors and left off the home's best feature. For example, it listed wooden floors (they were laminate), it listed a wooden deck (it had a concrete patio), it listed a wooden stove (it had just a wood burning fireplace). It did not list the brand-new class 4 roof with a transferrable warranty (I think that was a huge selling point). She did correct the listing after I pointed out all of the errors and the omission of the new roof. She only came to the home twice-once when we signed the contract and once for the one-hour Open House; so, we had no input on the house prior to the Open House. We knew it would be a short Open House (her strategy) but were told at signing it would be 2-3 hours. It was one hour (who does a one-hour Open House?) She did not put a lockbox or sign up in front of the house until the day before Open House; so, people were unaware that it was on the market, and the Open House was not advertised for people who drove by. We received text confirmations of showings, but there was no phone follow-up to get feedback on the showings. Apparently, Barb Schlinker's Showing App sent an email to the buyer's agent requesting feedback; but basically no one responded to the email. I suggested that she phone and ask for feedback, but that was not done. I've never experienced a realtor not following up to get feedback on showings. Barb asked me to sign the closing paperwork (4 days) early because she would not be in town for the closing date. I requested that she send a representative on the date of closing (which she did). Then Barb did not show the home as sold on the listing sites; so, 3 days after closing, I received a notification that the house had a showing scheduled for the next day! She cancelled the showing and updated Zillow to show that the house was sold, but she listed the sold date as 4/22 and not 8/28. I called (yet again to point out an error) and she fixed that, but there was still an entry on Zillow showing that the house was sold on 4/22 (nothing pertaining to the house happened on that date). We listed the house on 7/22, and it was sold on 8/28. I called Barb Schlinker (again) and she said that she "can't amend Zillow." I went online and contacted Zillow and was able to get the home history amended. I would never use Barb Schlinker Your Home Sold Guaranteed ever again and would recommend anyone considering using them to avoid her. There was no attention paid to details. I had to call about the house being listed late, the numerous errors on the Zillow listing (both before and after the house was sold). I had to inquire about the lockbox and sign being placed on the house. I called her and asked for feedback on showings. And we paid a higher commission for these extra services! AVOID

    It was a really horrible experience having her sell my dad's house. I would never use her. UPDATE Barb has threatened legal action against me, alleging that my review was false. In her email, she stated she would consult legal counsel and consider pursuing defamation claims in response to my one-star review. I interacted with Barb on several occasions while she represented my father in the sale of his house. I reached out to her to address persistent inaccuracies in the Zillow listing, specifically the incorrect number of bathrooms, which remained uncorrected despite repeated requests. As a result, the property was ultimately sold with inaccurate information. Additionally, the staging equipment provided was faulty; my father went daily to inflate the air mattresses until his health no longer permitted it. I requested that Barb resolve these issues. During our email correspondence, she referenced a negative showing review and proposed a discussion about reducing the listing price by $150,000. I advised her to communicate directly with my father, her client, and to refrain from involving me in these decisions. When she requested a meeting, I reiterated that I was not her client but was simply assisting my father. I found her approach highly unprofessional. Following this, I ceased all communication with Barb and did not discuss the property with my father again until after it was sold.

    Worst. Realtor. Ever. Update: this woman, has the nerve to threaten legal action after receiving a one star review. Got to wonder if the relative lack of other bad reviews is due to this behavior towards unhappy past clients. She sold our father in laws house for an extremely low offer even though comps existed for much higher. Pretty easy to “sell your house guaranteed” if that’s the way you go about it. So I guess add to the list that she will attempt to bully you with legal action if you dare to expose her for what she is. You don’t have to ask too many past clients and other realtors in town about her before you get a clearer picture of how she operates. I have more I could add about our awful experience but I’ll continue if Barb decides whether or not she would like to escalate with further threats. (Look I can threaten people too, Barb) Only, I’m just threatening you with the truth. By the way you can’t sue people for defamation if the information is true. It’s called the First Amendment and exactly what this platform is for.

    I called Barb to discuss a property we recently viewed. Unfortunately, our experience left a negative impression due to several issues we encountered during the viewing. The home had massive foundation issues with lots of cracks and bowed trim coming off the walls. These issues are not very easily viewable in photos. I want to clarify that I was not being rude or confrontational during our conversation. However, Barb became very defensive and responded by badmouthing our agent and putting the blame on them, which was unnecessary and unprofessional. I simply explained that we had seen her signs on other properties and that our previous experience made us hesitant to view those homes. I thought she would want to know what type of reputation she was generating. As a buyer, I am not an industry expert, and I rely on agents to provide clear and complete information. Had she responded by clarifying that she had provided all available details on the property and that our agent should have shared certain information, the situation might have been resolved more smoothly. Instead, her defensive response, including the attached text messages sent over an hour later, felt inappropriate and gave an impression of guilt. If there was any misunderstanding about who was responsible for informing us, that’s one thing, but her strong reaction made it seem like she was in the wrong. Ultimately, this experience has led us to decide that we will never work with her or consider any properties she is listing. Don’t worry Barb, we have no further questions and our agent will never reach out on our behalf.

    Barb provided us with the information on what we needed to change to sell our house without going overboard and priced the home at a level that fit the market. Barb and her team did an excellent job of marketing my home! She also referred us to a designer who worked with us to update our home on a budget. The result was we sold our home in one week! I highly Barb and her team if you want to sell your house!

    I would recommend Barb to anyone who is selling or buying a home, she is a great person and the best realtor in the state . There is no BS just honest hard work and gets the job done hassle free .

    Recently made a legit offer on a home that Barbara is supposedly representing as a selling agent. My realtor had tried to contact Barbara on countless occasions not only through phone calls and texts but also through emails. We had a two-week window on our written offer and during the entire time Barbara was very unprofessional and never returned a phone call a text or an email even to respond to our offer. Through Reading other reviews not only here on Google but other platforms apparently Barbara does have a habit of having poor communication and lack of professionalism when it comes to her business and providing her Sellers and other buyers with accommodating services. Reading cell reviews she has several happy customers so why is it that in this case she couldn't be bothered to even return a phone call with a legit offer in hand with a approval letter of financing and a substantial amount of cash down. You would think with a home being listed for sale for well over 250 days that she would at least take an offer to her Sellers and let them make a choice on whether to accept the offer or even come back with a negotiating price from her sellers . From here moving forward still looking for the right home anything that has Barbara listed as a selling agent we will completely avoid no matter how much we like the home. Not only does she cost us as buyers time and anxiety she also cost other Realtors a lot of time and effort to try to negotiate a contract with her and in the end it is nothing but aggravation and a waste of time. From research it looks like the home that we had tried to make an offer on had been under contract two times before and you would think that she would make a priority to try to sell the home. So if you are trying to reach her as a selling agent of a property and you are not getting returned communication and and even just information on a property you're interested in do not be surprised at her lack of responsiveness.

    The most professional, capable, and pro-active realtor we've worked with in over 50 years of buying and selling homes. From our first interview we could tell that we were in good hands with Barb and her team. In particular her preparation, design, and layout of our Zillow advert was extremely well done. Communication was excellent every step of the way - from the initial showings of the home thru closing. This lady knows what she's doing and she does it extremely well. Deserving of far more than the 5 stars I'm limited to in this review..
